Commercial work runs on a different clock. Rent is accruing, an opening date is already marketed, and the permit path involves more than the building department — certificate of use, business tax receipt, fire and life safety, accessibility, and often the landlord’s own approvals on top. A build-out that finishes construction but cannot open has not finished.
We manage commercial renovations, tenant build-outs and facility improvements with the compliance path mapped from the start, and we sequence the work around occupied neighbours, shared access and permitted working hours.
What a build-out involves here
- Landlord coordination — work letters, base-building conditions, approvals and insurance requirements resolved before mobilisation.
- Permitting and use approvals — building permit alongside the certificate of use and business tax receipt path, so the opening date depends on construction rather than paperwork.
- Fire and life safety — alarm, sprinkler modification, egress and occupancy requirements coordinated with the design rather than bolted on at inspection.
- Accessibility — entrances, restrooms, routes and clearances designed to comply, which is cheaper as a drawing than as a correction.
- Systems capacity — electrical service, HVAC tonnage and plumbing checked against the actual fit-out load — the common gap between a signed lease and a working space.
- Working in an occupied building — phasing, dust and noise control, after-hours scheduling and protection of shared areas.

How soon can we open after construction finishes?
That depends on the use approvals, not the construction. Certificate of use and the business tax receipt run their own track, and final inspections have to line up. We map that path at the start so it runs alongside the build rather than after it.
Do you work after hours or in phases?
Yes. Occupied buildings and trading businesses usually require it, and most landlords set permitted hours regardless. It gets built into the schedule and the price from the outset.
Can you work from the landlord’s work letter?
Yes. We review it against the design early, because the gap between base-building condition and what the fit-out assumes is where commercial budgets tend to move.
